Deal criteria and requirements
- You have a signed purchase agreement
- The property must have legal and physical access, on a public road
- Limited, if any flood plain or wetlands
- Minimum of 5 acres
- We do not buy land in CA, IA, WV, or desert squares
- Buy for no more than 40% of market value
- We fund deals on the buy side of $20,000 (minimum) to $1,000,000
Length of time from purchase to sale (measured in days capital is at risk, net of expenses).

Transactions above $100,000 (buy side) start at 60% to the Operator and 40% to BCP Land Fund
Subdivide transactions are negotiable
We also offer an assignment option, payable to you immediately at closing.
